Guzape is the last district inside Abuja's inner ring where the topography still does the work for you. The land falls away to the west, which means every home on this site looks over the city rather than into its neighbour's windows. We bought the plot for that reason and designed backwards from it.
The Terraces are twelve homes stepped down the slope in four tiers of three. No unit sits directly behind another. Each has a double-height living volume facing west, a shaded upper terrace, and a plunge pool set into the retaining structure — which is poured, not blockwork, because a retaining wall on a slope like this is not a place to save money.
Reinforced concrete frame with sand-crete infill, waterproofed to the retaining faces and tanked below grade. Roofs are insulated deck on steel. We pour our own concrete on site to a tested mix rather than buying ready-mix of unknown provenance — it is slower, and it is the single biggest determinant of whether a building in this climate is still sound in thirty years.
Tier one and two are structurally complete. Tier three is at first-floor slab. Handover runs in sequence from the top of the site downward, beginning in the second quarter.
